In general, starting a successful business requires acquiring the proper training and experience, and getting the word out there with potential clients.  Becoming a mortgage broker is really no different, except that it takes a different kind of marketing to establish yourself with potential clients.

First things first, though — in order to become a mortgage broker you need to get your mortgage education.  Safe mortgage licensing is required in order to protect borrowers, and before you can practice as a broker you will need to get your license.

Once you have your mortgage license, you will need to work to establish yourself.  This is usually a precarious time for mortgage brokers, and the point at which many of them quit and move on to something else.  However, if you have the persistence and the understanding of what it is you’re doing, you should be able to push on through and establish yourself as a mortgage broker.

The key to establishing yourself is getting enough feelers out there that you will start seeing regular business coming in.  For instance, you might want to start by developing business relationships with several real estate agents in your area.  The idea is “You scratch my back, I’ll scratch yours” — the agent has a name to recommend to clients for lending, and you’ve got a couple of names to recommend to borrowers who still need an agent.

Other approaches you will want to try are having a website with some tools that borrowers will find useful, having an office with readily visible signage, running ads in community publications, and networking at local events.  There is no guaranteed formula for helping you to get started as a mortgage broker, but with hard work and perseverance, you should be able to establish yourself in the industry.

Opportunity knocks... What will you do?

If you are interesting in starting your own business, consider consulting — there are many business opportunities available for consultants in all industries.

Basically, a consultant fills a need for an expert that a company — often a small  or mid sized business, but sometimes also a larger corporation — does not want to keep on staff.  A consultant makes recommendations, does the work, and/or oversees the project.

Here are some examples of consulting businesses you could start:

• Website and/or graphic design.  Every company needs a website these days, but some companies are not going to want to keep an expert or a team of experts on staff — they would rather hire a consultant and pay a one-time project fee to get the website up and running, or the necessary graphics created.
• Advertising/copywriting.  Advertising experts and/or copywriters often work as consultants, helping businesses get the word out about their products and services without necessarily keeping a full-time employee on staff.
• LEED consulting.  Let’s say a business owner wants to renovate their commercial building to be more environmentally friendly.  Or perhaps a homeowner wants to do the same to their home.  In both situations, a full-time employee is unnecessary or impractical.  This is a perfect opportunity for someone with LEED training or LEED certification to come in, oversee the project, and then move on to the next business or individual who needs their services.

The beauty of being a consultant is that it is relatively easy to find something unique about your skill set that businesses need, but don’t want to (or can’t afford to) hire a full-time person for.  What other consulting opportunities can you think of?

At the end of each quarter, we would celebrate our company’s productivity with a social gathering and the best employee for that time period would be recognized with a reward.  It was perks like this that made employees, including myself, want to strive to work harder. 

Not only did my inside sales outsourcing company give me the recognition I deserved, they also ensured employees would work hard with telemarketing consulting.  Every three months or so workshops would be held to help employees improve on their customer interaction skills.  I made many friends in these workshops also, including a particular telemarketing consultant who would fly into town for the same training session each year.  As I look back, I believe my time at this job to be the most rewarding of my long career.

I started thinking about what interests me and what I like to do and I realized that I wanted to do something that helped people.  And I also needed a bit of action every once in a while.  I’ve been thinking that a career as a bail bondsman would be perfect for me.

Here are some tips for training in home care providers:

• Emphasize the importance of loving the job. You have to really care about your patients to do this work well so make sure that anyone you train realizes that.
• Cover the basics first. Some trainees won’t know things that seem obvious to you like how to give a bath to an adult patient.
• Use caregiver dvds and supplemental resources to cover special topics. You might use alzheimer’s training dvds or have a guest lecturer come in to speak with students about this important issue.
• Do a lot of role playing. The care provider needs to get comfortable playing this role so it’s important to create scenarios that teach them how to deal with issues that might arise while providing care.
• Provide a list of resources. Give them your phone number, the number to a local helpline or any other information that you think will help them to develop a support system which is an important thing to have when doing this job.

Teaching something that you do well is more challenging than it may seem at first but it can definitely be done.
