So, I have decided that I will run in the next elections to become one of the board of directors members.  I know that I don’t have any experience, but I do want to make a difference in our community and return it to its former beauty.

I have decided that I will make changes to the current homeowners association management policies and create a more structured environment for their proceedings.  In fact, I have been looking into introducing HOA software to help make the organization run a lot smoother.

But there will be a lot of work to be done before I get the opportunity to make a difference.  I will need to do a lot of campaigning if I expect to get enough votes to get elected, but I feel confident that I will have my chance to help run our housing community.  I know that my husband will help me out too, so I will do fine (fingers crossed).

Of course I knew that LEED stood for Leadership in Energy and Environmental Design, however I really didn’t know much in the way of what was required for that certification. My instinct told me that one would probably have to go back to school and dedicate a ton of time and money in order to get the certification.

As I listened on to my associates, I overheard one of them mention a training institute known as Everblue Energy. Immediately after the lunch break I went back to my desk and started doing some research on them and all that they offered.

I was very impressed and was especially pleased that they offered courses in some many major cities across the country. Additionally, while they did not guarantee successfully passing the examination, many of their courses had over 90% first time passing rates. That is not something to be sneezed at!

Add to this, affordability and short two day courses, and I know exactly what I’m about to take on in my life.

Dependent upon where you purchase the hot tub also makes a difference.  If you are in Minnesota versus Las Vegas, it will be a different price, so shopping around is a necessity.  Shopping around is especially important when searching for a good price, and who is not shopping for the best price these days.  There are always different options to check into, so make that part of your search.  Every aspect of a search for a hot tub should be looked into, from the maker to the seats to the pricing.  Even the smallest difference sometimes makes the biggest difference in the product and the price.

Having lived in the Mission Beach section of San Diego for the past decade or so, I’ve finally grown up to the point that I’m ready to leave the hot bed of beach going throngs. I’m at that point in my life where I very much want some peace and quiet, and have the amenities I’ll need to be comfortable, happy, and productive.

So I started searching my alternatives, and have decided to focus in on Carlsbad, California lofts that might have the proper extra bedroom or study where I can set up my computers, and have good, natural light.

Having lived on the boardwalk for most of the time I was at the beach, I have definitely come to like the water, the sound of it, and the mild, cool breezes which blow in from the ocean. Giving these things up are definitely not an option as I consider where my next home will be located.

I would consider something not directly on the water if the amenities are great. Having a pool or jacuzzi would likely be on the top of that list.

Having water features like a fountain is nice, especially on hot days.  There is a large fountain in the middle of the park where all of the kids like to go to run through.  The wall fountains are my favorite though.  They make a difference whether you are walking through that area or even just kicking back and relaxing in the area.  Something about the sound of the water is soothing.

One of the things that banks commonly do is require the realtors who are involved in the transaction to lower their commissions. This is where certain implications arise from a legal standpoint. You see the contract negotiations are between the buyer and seller. Compensation offered between realtors is part of a separate agreement within the multiple listing services.

The root of the problem with requiring that the real estate agents reduce their commission as part of the contract is that suddenly the realtors become principals in that very contract! The only people that should be principals in that contract should be the buyer and seller. Furthermore, if a certain percentage was offered through the MLS and is then reduced after acceptance, it is a major violation of the MLS rules. Banks are actually doing this but there are legal implications that could come back to haunt both the banks and the listing agents.

One of the places that I always think about in terms of fabulous weather and unbelievable conditions is San Diego. As the gem of southern California, San Diego county real estate has really become a popular choice for folks who are just tired of their old spot. Well, if you are familiar with the meaning of the word composite, you know that composite windows are probably made of a mixture of different materials.  Bingo!  Many composite window frames have vinyl on the exterior part of the frame, and wood on the interior.  This enables homeowners to get the superior insulation and easy care features of vinyl, and still keep the traditional look of wood inside the house.

Composite window frames can also be made of fiberglass, but of course these don’t offer quite the same traditional styling as a composite frame with a wood interior.

One of the distinct advantages to composite windows is how well they hold up to the elements.  Shrinking and expanding depending on the weather is a major problem with traditional wood frames, and as a result solid wood frames require a lot of maintenance and attention to keep them in good working order.

In addition, composite windows greatly reduce the amount of heat transfer that happens through window frames.  Metal — especially aluminum — frames lose heat like crazy, making your furnace (and your bank account) work harder to maintain the temperature inside the house.  Composite windows, on the other hand, retain considerably more heat and make it much easier (and cheaper) to keep your house at the temperature you want.

Finally, composite windows are considered the “green” alternative to wood or metal window frames, because they can be made with recycled materials.  If this is your reason for getting composite windows, make sure the windows you’re looking at specify that recycled materials were used in their manufacture — this is not the case with all composite windows.

Whether you are replacing something as big as a bay window or a picture window, or as small as a little casement window, composite window frames have a lot of advantages to them!
